Why We Chose a 300sqm Section for Our Family Home: A Thoughtful and Sustainable Decision
When it came time for us to choose a place to build our family home, we decided to think carefully about how much space we truly needed. Instead of opting for a large plot, we chose a small, 300sqm section. Coming from an almost 800sqm site, this was not a decision we made lightly.
A Prime Location: North-Facing with Natural Beauty
One of the key reasons we were drawn to this particular section is its north-facing orientation, allowing us to take full advantage of natural sunlight throughout the day. This not only makes our home feel warmer and brighter but also helps us reduce our energy consumption by relying more on natural light and passive heating.
Another significant draw is the fact that our section faces onto a native planting reserve established by the subdivision designers. Having this peaceful, green space just outside our door allows us to feel connected to nature without the need for a sprawling backyard. The reserve acts as a natural extension of our living environment, offering a serene backdrop that contributes to our well-being.
Maximising Space with a Two-Storied Design
With only 300sqm to work with, we’re focusing on maximising every inch of our home’s footprint. By going with a two-storied design, we can create more living space without increasing our land use. This efficient design means we can have a comfortable, spacious home while keeping our environmental impact minimal.
Using Less Land: A Step Toward Sustainability
One of the things we were conscious of is using less land per family. In a world where urban sprawl and large, resource-intensive homes are becoming the norm, we wanted to do something different. By choosing a smaller section, we are not only preserving more land but also contributing to the more sustainable use of available resources.
Our approach encourages more efficient land use, with public spaces like the reserve on our north boundary and a close by path to Te Awa walk way serving as shared outdoor areas that everyone can enjoy. This model helps reduce the pressure to have large private gardens, which can be water- and energy-intensive to maintain.

Ultimately, our decision to purchase a smaller section was driven by our desire to live more sustainably. By utilising public spaces, maximising the design of our home, and using less land, we are helping to create a future where resources are shared and homes are designed with both people and the planet in mind.
